Pick the one that sounds like your job
The difference between these is not really what is in the pile — it is how it has to be handled, when it can be done, and where the law says it can go afterwards. That last part is what changes the price.
Residential junk removal
Garages, basements, attics, sheds, spare rooms and yards. Household clear-outs where the hard part is carrying, not sorting.
Commercial & office cleanouts
Offices, retail units, restaurants and warehouses. Booked around your opening hours rather than through them.
Construction & renovation debris
Demo debris cleared between trades. The material with the strictest disposal rules and the most variation between jurisdictions.
Furniture & appliance removal
Single heavy items. Usually one couch, one fridge or one treadmill, usually on the wrong floor of the building.
Estate & storage cleanouts
A whole property or a storage unit, cleared at a pace that leaves room to change your mind about what stays.
Something else entirely
Storm debris, a shed that needs taking apart first, a garage full of somebody else’s belongings. Describe it and we will tell you straight.
What does not change

- Nobody asks you to lift, carry or help
- We work around stairs, tight turns and no-elevator buildings
- The space is swept before we leave
- Hazardous material is refused, not quietly buried in the load
- Everything is tipped at a facility that is legally allowed to take it
That last one sounds like boilerplate and is not. In Fairfax County, haulers working in the county are required to use county disposal facilities. In the District, the city’s own transfer station is closed to commercial loads outright. A quote that ignores where a load is legally allowed to go is a quote that has not been thought about.
